1031 Exchange is IRS tax code for a "Like-Kind Property" exchange that allows for a sale and purchase of properties, subject, of course, to the various and sundry IRS rules and regulations.  The Internal Revenue Code Section 1031 applies to a like-kind (special IRS definition applies) investment or business property exchange.
